Founded in 2013, Mayfair is a real estate owner-operator which seeks value-add investments and long-term asset appreciation of all asset classes. Florida and other southeastern states are the firm's main focus areas, with a proclivity towards emerging and gentrifying markets with excellent transportation access. Migration growth and business-friendly climates play a central role in firm investments and market selections.
The firm is led by Jonathan More, Mayfair's principal with 18 years of experience in real estate finance, investments and asset management. Jonathan has been involved with 135 investment/financing/leasing transactions in his career totaling $3.2 billion in transaction volume. Deal size targets are $5MM - $50MM, though larger transactions will be considered. The firm's core investments have centered around value-add properties offering in-place yield with the opportunity to grow property yield and value through strategic capital investment.

INDUSTRIAL PROPERTY, CHARLESTON, SC
Mayfair most recently acquired a 485,000sf industrial property in Charleston, SC in partnership with a burgeoning industrial operator. The off-market opportunity located one mile from the interstate highway was an estate sale from a seller needing a swift, quiet closing. This 65-acre campus boasts 100' ceiling heights, valuable manufacturing equipment, and a 2008 built-to-suit building for a Fortune 100 anchor tenant. Our investment group is able to benefit from an outsized cap rate and an attractive basis PSF.
The Charleston market itself continues to thrive from migration growth and was only marginally affected by the COVID-19 epidemic. Industrial rents continue to grow in and around Charleston and the future outlook remains very positive. Mayfair is keen on investing further capital in South Carolina and the Southeast generally.
