Founded in 2013, Mayfair is a real estate owner-operator which seeks value-add investments and long-term asset appreciation of all asset classes. Florida and select western states are the firm's main focus areas, with a proclivity towards emerging and gentrifying urban core neighborhoods with excellent transportation access. Migration growth and business-friendly climates play a central role in firm investments and market selections.
The firm is led by Jonathan More, Mayfair's principal with 16 years of experience in real estate finance, investments and asset management. Jonathan has been involved with 130+ investment/financing/leasing transactions in his career totaling $3.2 billion in transaction volume. Deal size targets are $5MM - $50MM, though larger transactions will be considered. The firm's core investments have centered around value-add, mixed-use properties as well as "covered land" plays.

Mayfair recently acquired Seaside Apartments, a 100-unit garden-style multifamily property located one mile from the beach in Jacksonville, FL. Excellent in-place cash flow with upside after completing interior/exterior renovations. The immediate submarket has resisted ground-up development approvals, thereby limiting new supply and providing an opportunity for existing product to flourish.
The Jacksonville market itself continues to thrive from migration growth and quality job growth. Market multifamily rents grew 5.5% and 6.5% in 2017 and 2018, respectively, and the future outlook remains very positive. Mayfair is keen on investing further capital in the Jacksonville area.
